Crane was on the market for an expandable building, while not wanting to own real estate and depending on a low-cost bond for financing. Liberty Properties came on board as the developer / owner for its reputation for being successful in complex real estate situations.
Within a six week window, Liberty successfully negotiated for the purchase of the 228,000 SF building from Rexam USA, worked with Crane to secure the bond financing and completed a lease for 146,000 SF that included over $6 million dollars in Landlord-financed tenant improvements. All the construction was done on time and on budget with Crane taking occupancy in August 2011. Within six months after that Liberty identified another tenant GL&V who took over the remaining space.
